Most homeowners feel some regret after buying a home. Bankrate's 2025 survey found that 45 percent have at least one regret about their current home. Unexpected costs rank as the most common reason. See the full survey coverage here.
Asking the right questions early helps keep surprises out of your build. We have built homes across the Houston area since 1999. We completed over 1,000 of them. I joined the team in 2010 and bought the company in 2019. Projects run smoothly when buyers ask clear questions before they sign.
Here are 34 questions. They cover six areas. Each one includes what a strong answer sounds like.

Experience and Track Record
These questions show what a builder has done, how long they have done it, and whether their work matches what you want.
How Many Homes Like Mine Have You Built?
Ask how many homes like yours they have completed. A builder with that experience knows the common issues. We build from plans we refined across more than 1,000 homes. We face few problems for the first time.
How Long Have You Been in Business?
Longevity shows a builder has worked through different markets and code changes. We carry more than 100 years of combined team experience. Our warranty lead has worked in the trade since 1984. We belong to the Greater Houston Builders Association and hold BBB accreditation.
Can I Tour a Home You Have Built Recently?
Walk through a finished home if you can. Photos do not always capture the real quality of the work. Ask to see more than one. You can view our completed builds gallery before you visit.
Can You Provide References From Recent Clients?
A builder who stands behind the work shares recent client names without hesitation. Call them. Ask about communication, any surprises, and whether the builder followed up after move-in. We hold a 4.8 rating on Houzz. We connect you with families whose homes we finished.
Have You Built in This Area or Neighborhood Before?
Local experience means the builder knows the codes, permitting offices, and soil conditions. Houston soil, drainage, and flood zones reward preparation. We build throughout the Houston area. We engineer for clay soil movement and humidity from the start.
What Style of Home Do You Specialize In?
Match the builder's strengths to your taste. We build Modern Transitional, Traditional Texas, Modern Farmhouse, and Texas Mediterranean styles.
What Challenges Have You Faced on Recent Builds, and How Did You Solve Them?
Listen for honest answers about setbacks. A builder who owns problems and explains the fix earns trust when issues arise on your job.
Build Process, Timeline, and Communication
A custom build involves months of decisions. These questions reveal how the builder works and keeps you informed.
What Is the Timeline From Breaking Ground to Move-In?
A clear answer includes a range and the factors that shift it, such as weather or material delays. Custom builds take longer than production homes because the plan is yours. We outline the full process in our how long it takes to build a home guide.
What Are the Key Stages of the Build?
A repeatable process helps you know when decisions happen and when crews work. We follow a five-step process from first consultation through final walkthrough. See our steps to build a home.
How Often Do You Finish Builds on Time?
Ask for their on-time rate and examples from recent jobs. Any builder can name a date. The real test is what they do when the schedule moves.
How Do You Handle Construction Delays?
A builder with a system explains exactly how they manage weather and supply issues. Press for specifics rather than general assurances.
Who Will Be My Main Point of Contact?
You want one project manager assigned to your home. We assign managers who have run jobs since the early 2000s. They stay with your project from groundbreaking to handover.
How Often Will I Get Updates, and Where?
Ask whether updates arrive weekly or only at major milestones. Regular contact prevents confusion. Find out if they use phone, email, or an app, and how quickly they reply.
Can I Make Changes to the Plans Once Construction Begins?
Ask what changes cost and how they affect the timeline. We aim for zero change orders. The contract you sign is the price you pay. When changes happen, they stay with the buyer, such as a granite upgrade that adds a few thousand dollars.
Budget, Final Price, and Extra Fees
Builders quote and bill in different ways. These questions help you understand the real cost before you commit.
What Is Included in the Base Price of the Home?
Get the full scope in writing. Some base prices cover only what sits inside the walls. Site work such as the driveway, power to the house, silt fence, dumpsters, and portable toilets can come later. We include more of those items upfront. You can read our guide to the hidden costs of building a house.
How Is the Final Price Determined?
Find out whether the price is fixed, cost-plus, or hybrid. Material costs matter in 2026. Tariffs on steel, aluminum, copper, and appliances have raised expenses. NAHB estimates the impact adds thousands per home. We design rooms around full lumber lengths to reduce waste. Our current builds run about $173 to $250 per square foot.
Are There Extra Fees for Change Orders?
Ask how changes get priced and whether every change goes in writing before work starts. Even small swaps can add more than you expect. Some builders charge a flat fee. Others use a percentage.
What Happens if We Go Over Budget?
A good builder offers ways to bring the number back down. They might adjust materials, scope, or the order of upgrades. Ask for an example of how they handled it before.
Will I Get a Full Cost Breakdown Before We Sign?
A reputable builder provides a line-by-line breakdown with allowances for cabinets, flooring, and fixtures. Upfront transparent pricing is what many buyers say they could not get elsewhere. We hear that from people who spoke with several builders.
Do You Track Construction Costs in Real Time, and Will I Have Access?
Ask whether you see live cost tracking or only updates on request. The more visibility you have, the fewer surprises you face.
How Do You Help Clients Stay Within Budget Without Sacrificing Quality?
We start from proven plans and engineer for material efficiency. That approach sits at the core of our semi-custom approach. You can run your numbers through our cost-to-build calculator before you set a budget.
Materials, Subcontractors, and Quality
These questions show what goes behind the walls, who does the work, and how much input you have.
What Building Materials Do You Use as Standard?
Ask for a written list for roofing, framing, siding, and flooring. Standards matter most where you cannot see them. We start with a two-stage HVAC system built for Houston climate. Homes over 3,000 square feet receive two AC units.
Can I Choose My Own Finishes, Brands, or Suppliers?
This question shows how much freedom you have. We source finishes through trade partners rather than big-box stores. That keeps warranty, recall tracking, and repair stock intact. One buyer once pulled their flooring budget and hired their own crew with discount product. The result was poor enough that we could not photograph the home.
Do You Use In-House Crews or Subcontractors?
Find out who actually stands on your site. We keep design and build under one roof. One team stays accountable from first sketch to final walkthrough.
How Do You Vet Your Subcontractors?
Ask whether they check licensing and references. Ask whether they keep the same trades or hire whoever is free. A builder who has worked with the same crews for years produces more consistent results. That consistency protects you later.
How Often Is the Job Site Inspected?
Ask how often the builder, project manager, or a third party inspects each phase. Frequent checks catch problems early at foundation, framing, electrical, and finish stages. The earlier an issue is found, the cheaper it is to fix.
Do You Use Energy-Efficient or Sustainable Materials?
Ask whether upgraded insulation, low-E windows, and high-efficiency HVAC come standard or cost extra. Efficient homes cost less to run and hold value better. We cover what actually moves the needle in this climate in our sustainable building materials guide.
Will the Home Be Easy to Update or Expand Later?
Ask how flexible the layout and foundation are for changes in five or ten years. A smart plan today saves money down the road. A builder who thinks past move-in is worth keeping.
Warranty, Support, and Long-Term Value
These questions show what support you receive when something goes wrong and how well the builder stands behind the work over time.
What Warranty Is Included With the Home?
Get the warranty in writing. Note what it covers, for how long, and who to call. Most builders offer a one-year workmanship warranty and longer coverage on major systems. We service all of our own warranty work in-house. StrucSure provides a second layer of 10-year structural coverage. That differs from a consumer home warranty. We compare options in our guide to the best home warranty companies in Texas.
What Does the Warranty Actually Cover?
Ask exactly what happens if the HVAC fails, drywall cracks, or caulking separates. Coverage usually steps down over time. Here is how ours works:
Period
What we cover
Year 1
Everything, bumper to bumper
Year 2
In-wall mechanical systems, including plumbing and electrical
What Happens if Something Breaks After We Move In?
This question shows follow-through. Will they send someone, refer you out, or leave it to you? Our clients call, email, or text our field team directly. We handle it. No claim portal. No runaround.
Do You Offer Service Support or Repairs After Closing?
Ask how they handle minor fixes and walkthroughs in the first year. Beyond warranty work, some builders offer punch-out visits and touch-ups. Our warranty lead looks for trouble early on purpose. We fix the build process, not just the symptom.
Will There Be a Final Walkthrough Before Move-In?
A real walkthrough covers everything from outlet testing to trim alignment. You build a punch list. This is your chance to catch issues before they become yours. A ten-minute glance does not count. Bring a checklist so nothing slips past you. We share a blue-tape walkthrough checklist.
Are There Future Development Plans in the Area That Could Affect My Home's Value?
Ask whether nearby projects, zoning changes, or commercial development might affect traffic, noise, or resale. A builder who knows the area can speak to it. Watch whether they engage or dodge the question. The good ones help you plan around it.
What to Watch For
After more than 1,000 homes, certain patterns appear. Trouble rarely comes from the questions a buyer asks. It comes from what stays unsaid until it is too late to walk away.
One common surprise is a price that is not complete. We once worked with a buyer who was days from starting with another builder. The final contract meeting added a $70,000 surprise. The site plan had no driveway and no power to the house. Those items got added after the buyer was emotionally committed.
Some builders price only what sits inside the walls. Site work such as the driveway, power, silt fence, dumpsters, and portable toilets is real money. If it stays off the contract, you find out after the loan closes. The extra then comes out of your pocket.
Vague pricing creates the same problem. Buyers tell us they spoke with several builders and none would give a clear number before the close. Holding back the real cost to win the deal, then revealing it late, is a tactic.
Not every surprise is a problem. Some are honest tradeoffs. Paint upgrades can cost more than people expect because a richer finish means painting the home twice rather than touching up a spot. Vertical siding can run close to brick once you count the labor. A good builder explains those before you choose. The number never moves on you after the fact.
If a builder cannot give you written, upfront pricing and a clear change-order process, that tells you what you need to know. For more on choosing a builder, read our guide on how to choose a new home builder.
Ask the Right Questions and Build With Confidence
These questions give you a tool. They help you slow down, speak up, and gain clarity most buyers do not reach until the walls are already going up.
We built our process around answering every one of these questions before a contract gets signed. We listen. We price the whole job upfront. We build a plan that fits your life and your lot.
If that approach fits what you want, schedule a free consultation. Bring the questions. We will walk through all 34.
Frequently Asked Questions
What questions should I ask a home builder before signing a contract?
Ask across six areas: track record, the build process and timeline, the budget and final price, materials and quality, the warranty, and the contract itself. The highest-value questions cover what the base price includes, how the final price is set, what the warranty covers and for how long, and what happens when you want a change. Get every answer in writing before you sign.
What should I not assume when talking to a builder?
Do not assume the base price includes site work. Items like the driveway, power to the house, and lot prep often get quoted separately. They can add tens of thousands of dollars. Do not assume standard features either. Things like gas or electric to the dryer can be priced as options. Ask for the full scope in writing.
What questions should I ask a home builder at the first meeting?
Start with experience and money. Ask how many homes like yours they have built, how long they have been in business, and whether you can tour recent work. Then ask what the base price includes, whether pricing is fixed or cost-plus, and how they handle change orders. The first meeting is where a transparent builder separates from a vague one.
How do I know if a home builder is trustworthy?
A trustworthy builder gives you upfront written pricing, a clear process, references you can call, and homes you can tour. They explain tradeoffs before you choose, not after. Watch for the opposite: a builder who holds back the real number, leaves site work off the contract, or cannot describe their process clearly.
What should I ask about a new construction home warranty?
Ask what is covered, for how long, and who handles claims. Most builders run a tiered warranty. Broad coverage applies in year one. Structural coverage stretches to ten years. Ask whether the builder services the warranty directly or routes you to a third party. Get the coverage ladder in writing.
How much does it cost to build a house in the Houston area?
Building in the Houston area runs about $150 to $300 per square foot. The number depends on size, finishes, and lot conditions. Our current builds fall between about $173 and $250 per square foot. Smaller homes tend to land at the higher end per foot because fixed costs spread across less space.

Our Top Pick: Liberty Home Guard
If you're looking for the best home warranty company in Texas, Liberty Home Guard stands out as the top choice in 2025.
It’s not the cheapest option on the list, but it consistently ranks as one of the top home warranty providers thanks to its strong home warranty coverage, fast service, and unmatched flexibility.
Liberty’s plans are designed for real life in Texas, where dual air conditioning systems, major home systems, and high summer temps are the norm.
It’s one of the few home warranty companies that includes coverage for two electric AC units in its standard plan.
What also sets Liberty apart is its level of customization.
With over 30 add-on coverage options, homeowners can build a plan that fits their property perfectly, whether they need coverage for a septic system, a swimming pool, or extra laundry appliances.
This kind of flexibility is rare among other home warranty companies.
It’s not just the coverage options that impress, though.
Liberty earns high marks from home warranty customers for its responsiveness and customer service.
You can manage your home warranty contract through their mobile app, which many Texas homeowners love for the convenience when filing a claim or tracking repairs.
Dual AC coverage in the base plan, ideal for Texas heat
High customer satisfaction
Over 30 add-ons for extra coverage
Mobile app and live chat support
Cons
Lower coverage limits on some repairs raise out-of-pocket repair costs
Some service fee options are unclear until you begin the sign-up process
Occasional complaints about delays in technician assignment
Runner Up: American Home Shield
Coming in close behind Liberty, American Home Shield ranks as one of the best home warranty providers in Texas for 2025.
With over 50 years of experience and broad home warranty coverage that includes preexisting conditions, this provider has built a strong reputation among homeowners with older homes, aging heating systems, and major appliances.
In a 2025 This Old House survey, 44% of Texas homeowners selected American Home Shield as their current provider, making it one of the most widely used Texas home warranty companies.
Our favorite features is the $5,000 HVAC coverage cap per system, which is ideal for the Texas climate. The reason we love it is because A/C repairs are some of the most common (and expensive) home service calls made in the Houston area.

Other Great Home Warranty Companies In Texas
While Liberty Home Guard and American Home Shield earned our top spots, they’re not the only Texas home warranty companies worth your attention.
Several other home warranty providers offer solid coverage, competitive pricing, and reliable service.
If you're looking for alternatives that still deliver great value and protection for your covered home systems, the options below are absolutely still worth considering.
First American Home Warranty
While it’s a bit pricier than some affordable plans (with monthly premiums starting at $42), First American Home Warranty makes up for it with higher coverage limits and solid protection for both major appliances and covered systems.
This is especially appealing to owners of high-end homes in Houston.
Some plans offer up to $7,000 in appliance coverage and unlimited HVAC system coverage, which is what makes this company a strong contender for anyone who wants broad, comprehensive coverage (as long as you’re willing to pay a little more for it).
One standout feature is the First American Advantage upgrade, which adds protection for poor installation issues not always covered under standard home warranty plans.
Great for normal wear and tear on HVAC, electrical, and plumbing
Straightforward plans
Lower-than-average service request fees
Cons
Limited add-on options
HomeServe
HomeServe offers a different take on home warranty coverage in Texas, and it works well for homeowners who want low service fees and highly targeted protection.
Instead of bundling everything into one plan, HomeServe allows you to pick and choose the covered systems you care about most, like plumbing, electrical, or HVAC.
To sweeten the deal, several of their plans have no service fees at all.
That’s a massive advantage if you’re looking to reduce out-of-pocket costs on normal wear repairs.
But because each system is covered under a separate plan, achieving full comprehensive coverage can get pricey.
You may need to purchase multiple plans to match the kind of protection you’d get from bundled providers like Liberty or options found on American Home Shield’s website.
Highly flexible, system-specific plans tailored to your needs
Affordable entry pricing starts at $7/month for individual plans
Cons
Comprehensive coverage requires stacking plans
Bundled options are confusing, not necessarily comprehensive
Choice Home Warranty
With one of the most affordable home warranty plans in Texas, Choice Home Warranty offers monthly premiums starting at $35 and a predictable, fixed $85 service fee.
It’s a budget-friendly option for homeowners who want wide home warranty coverage without a complicated pricing model.
Choice’s plans cover both HVAC systems and major appliances, and they include extras that other low-cost providers skip like limited roof leak coverage.
It’s a strong fit for value-seekers who still want protection for high-cost repairs.
However, Choice’s reputation comes with a caveat.
Despite its large customer base (49,000+ reviews on Trustpilot), it has received criticism for poor customer service and claim denials more frequently than top competitors.
Fixed $85 service fee helps homeowners budget confidently
Broad home warranty cover for HVAC, appliances, and more
Includes optional coverage for issues like roof leaks
Cons
Frequent reports of claim denials
Mixed customer service reviews
Fewer added perks than competitors
Home Warranty of America
Home Warranty of America (HWA) offers plans designed for both homeowners and real estate professionals, which makes it a versatile choice for a wide range of Texans.
Known for its transparent pricing and solid HVAC coverage, HWA is a wise pick for those living in hotter climates like Houston where AC systems get put to the test.
Plans start at $46/month, and coverage includes major appliances and systems, with HVAC protection capped at $5,000.
While the base pricing is competitive, be aware that add-on options can increase costs quickly, especially if you’re customizing coverage for a high-end or custom-built home.
Add-ons can raise the overall cost quickly if you're not careful
How We Picked The Top Home Warranty Companies Of 2025
Companies with the best home warranties in Texas respond quickly, partner with licensed local contractors, and actually follow through on their repair guarantees.
Here’s the criteria we used to build our list of the top home warranty companies in 2025. The companies on the list needed to meet at least 4 of 5 of these requirements in order to make the list.
Must cover critical systems and appliances
Texas homeowners face unique challenges due to the climate. Houston’s heat and humidity put a serious strain on air conditioning systems, plumbing, and electrical systems, which means warranties that skip these aren’t worth your time.
In fact, in a recent 2025 survey by Texas Homeowner Trends, 63% of respondents ranked air conditioning coverage as their top priority when choosing a home warranty in Texas.
Builders also care. They want home warranty companies that cover the systems and appliances they install to avoid post-sale arguments over repairs.
Must be priced for Texas homeowners
We only selected companies whose plans fall within the average home warranty cost range for Texas in 2025. That’s between $52 and $80 per month.
This range reflects pricing for the Houston area, which is one of the state’s most active homebuilding markets.
Plans that are too cheap often have low coverage limits. Plans that are too expensive may not offer enough value for what they charge.
Must have strong online reviews
We only considered companies with an average customer satisfaction rating of at least 4 out of 5 stars across sites like Trustpilot.
High scores show how the company handles real-world problems and home warranty service issues effectively.
Must offer fast, reliable service within a maximum of 48 hours
Texas homes can’t afford to wait for repair when the AC unit breaks down in the middle of summer.
Every company on our list offers quick service calls, a strong contractor network, and local availability for licensed repairs.
The Bottom Line
There’s no one-size-fits-all when it comes to home warranty coverage in Texas, and that’s exactly why we created this guide.
From dual AC unit coverage to low service fees and comprehensive plans with high coverage limits, each of the companies we reviewed brings something different to the table.
Here’s the short version:
Liberty Home Guard is our top pick for its flexibility, customer satisfaction, and coverage designed for Texas heat.
American Home Shield stands out for high HVAC caps and coverage for older homes with no maintenance records required.
And for those on a tighter budget or looking for niche protections, companies like Cinch, HomeServe, and First American still offer reliable service — even if they don’t hit every mark.
So which warranty fits your situation best?

It’s a budget-friendly pick that still comes with a 180-day workmanship guarantee, which is one of the best in the business.
Best For Homeowners Who Want Total Coverage: Liberty Home Guard
With over 30 optional add-ons, dual AC unit coverage in the base plan, and a strong contractor network, Liberty is built for homeowners who want it all.
It’s the best choice for anyone building a custom home or looking to cover systems that most providers skip.

How We Picked
When we set out to highlight the top home builders in Houston for 2025, our goal was to feature builders with proven reputations and the services that matter most to buyers.
For that reason, every builder on this list holds an average rating of 4.2 or higher on either Google Reviews or Houzz.
We looked at both platforms because builders often encourage clients to leave feedback in different places, and in this industry, Google and Houzz are the two most widely used.
How We Selected Our Top 3 Choices
To make the cut as one of our top picks, builders had to go beyond good reviews. They needed to offer build-on-your-lot services, spec home plans, and custom options (whether semi-custom or fully tailored).
Each company also had to provide some form of financing support, be able to build in master-planned communities, host an online warranty claim system, and they also had to have a visible online portfolio.
We also ruled out builders that only do 100% custom work.
While those companies can produce stunning homes, untested floor plans leave too much room for error. And when you’re building a house you plan to raise a family in for the next 20 years, reliability matters.
That’s why we focused primarily on builders who start with proven base plans that can be customized to fit each family’s needs.
How We Chose Which Builders Were Also Great
Some builders didn’t meet every one of our top-pick criteria, but they still bring a lot to the table.
To earn a place in the Also Great section, each company still needed at least a 4.2 rating on Google or Houzz.
But they only had to meet two or more of the standards we set for top picks.
These are the builders that stand out for specific strengths, even if they don’t offer the full range of services.
How To Choose The Best Home Builder In Houston
Choosing a builder isn’t just about who can pour concrete and hang drywall, but who you can trust with one of your biggest investments.
Start by looking at reputation.
Online reviews on Google and Houzz give you a sense of how builders handle communication, timelines, and warranty service. Pay attention to patterns: consistent praise is a good sign, repeated complaints are not.
Next, study their portfolio.
A builder’s past work shows both their design style and their attention to detail. If the photos don’t reflect the quality or look you want, keep searching.
Finally, consider how they handle the process.
Good builders are responsive, clear about pricing, and transparent about timelines. Ask questions about warranties and what’s included so you can compare companies side by side.
Once you know what to look for in a builder, the next step is deciding which type of builder is the right fit for your goals.
Builders in Houston generally fall into three categories: production, custom, and semi-custom.
Production builders focus on efficiency, offering a set of floor plans in master-planned communities.
They’re great if you want affordability and predictability, but customization is limited to design packages.
Custom builders design homes from the ground up. They tailor every detail to your lot and lifestyle. This route gives you maximum freedom, but it usually costs more and takes longer.
Semi-custom builders sit in the middle. They start with proven base plans and allow you to personalize them, giving you flexibility without the risks of untested designs.
If cost and speed matter most, a production builder may be the way to go.
If design freedom and unique features are non-negotiable, a custom or semi-custom builder will be the better choice.
