East of I-45 trends toward heavier clay soils that need deeper pier foundations. West of I-45 toward Lake Conroe is sandier. Waterfront lots often require engineered pads for seasonal lake-level variation. We do a soil evaluation on every lot before contract.
We pull FEMA flood maps for every lot. If yours is in a special flood hazard area, we'll walk you through finished floor elevation requirements, flood insurance implications, and whether raising the foundation makes sense.
Lots inside Conroe city limits go through the City; unincorporated lots (most of Lake Conroe, Bentwater, Grand Central Park, Woodforest) go through the County — often with an MUD. We handle all of it.
Every home includes impact-resistant windows on exposed elevations, closed-cell or high-R insulation, properly sized HVAC with dehumidification, and attic ventilation designed for our climate zone.

Yes. We build on lots you already own throughout Conroe, Montgomery County, and the surrounding area. Before contract, we evaluate your lot for soil, flood zone, utilities, access, and HOA restrictions at no cost. If your lot has issues — a wet area, a tricky easement, missing utilities — we'll flag them upfront so you can plan around them rather than discover them during construction.
Yes. We'll help you identify neighborhoods and lot types that fit your budget and lifestyle — whether that's a Lake Conroe waterfront lot, a gated community in Bentwater or April Sound, a forested acreage tract, or a newer community like Grand Central Park or ARTAVIA. We're not land agents, so we'll refer you to local realtors we trust, but we'll evaluate any lot you're considering before you commit.
Either works. Most of our clients start with one of our Ready Floor Plans because it's faster and cheaper than starting blank. From there, we modify the plan as much or as little as you want — resize rooms, add square footage, change the elevation, flip the garage, add a second story.
We can build it. Bring it in and we'll review it for buildability, cost, and any changes that might save you money without compromising what you want. If you're still in the plan phase and want us to take over design, we can do that too.
From contract signing to move-in, 9 to 14 months is typical. The breakdown: 6 to 10 weeks for design and pricing, 6 to 10 weeks for permits and pre-construction, and 7 to 10 months for actual construction. Lake Conroe waterfront builds and larger homes (4,500+ sqft) tend toward the longer end. Montgomery County permit timing can add two to four weeks depending on the time of year.
At contract signing, we've finalized your plans and selections. The contract price reflects those plans and a clear allowance for anything not yet chosen. If you stay within your allowances and don't change the plans, the price at move-in equals your contract price. Upgrades and scope changes are priced via change order before work proceeds. We don't pass through lumber price spikes, labor adjustments, or other market-driven increases once the contract is signed.
Yes. We work with lenders who handle one-loan, one-closing construction-to-permanent loans for Dunn & Stone clients. You'll need 10 to 15 percent down. If most of your wealth is home equity, we have financing options to access it without selling first.
Every Dunn & Stone home comes with a 1-year workmanship warranty, 2-year systems warranty on mechanical/plumbing/electrical, and 10-year structural warranty]. Warranty service is handled by our in-house team, not outsourced to a third party.
Yes, and we build them regularly. Waterfront builds involve additional considerations: bulkhead condition, elevated finished floors, boat dock permits (handled through the San Jacinto River Authority), and often engineered foundations for shoreline lots. Expect waterfront builds to run toward the higher end of our price range — closer to $300 per square foot — and expect timelines 4 to 8 weeks longer than a comparable inland build.
